Hey everyone. Brian Freeman with Freemans Construction. Hey, today we’re going to go through video number seven of our custom home building cost guide series. We’re going to be talking about the actual costs of projects that we built. So we’re going to give you five different project examples and go through the sizes of those projects, how big that home it is, and actually what it costs to the dollar to build that project. So if you haven’t been following along, this is the seventh video like we said and we’ve been going through our custom home building cost guide. And this is a 10-page guide that we have on our website that you can download right now if you want to follow along and go through some of the costs and the size of these homes.

Custom Home Building Cost Guide

So I’m going to go ahead and turn to the back of our guide. You’re going to get back to the back of this and we’ve got five projects. So there are four on this page, one on the next page. And when you download this guy, you’ll actually be able to click on the actual picture here and it will take you to the page on our website with the actual picture gallery. It’ll have a 3D walkthrough of the home. It’ll also have a floor plan and an elevation, and it’s going to have a video as well going through the home. So you’ll be able to get a really good idea of what’s in these homes as far as the level of finishes and the layout. So you can really get a good grasp on what we’re talking about. Okay.

Costs to Build for First Custom Home 

So the first project, it’s phrased at $442,723. This is a four-bedroom, two-bath home. It’s 2,226 square feet of living area. It’s got a 576 square foot garage, has 532 square feet of covered porch. So this has an average level of finishes.

Costs to Build for Second Custom Home

So the second project, this is a custom home as well and it is priced at $483,609. It’s a four-bed, two-bath, 2,189 square feet of living area. It has a 540 square foot garage attached and 312 square feet of covered porch. And this is the average level of finishes.

Costs to Build for Third Custom Home

So example number three. This home is priced at $541,380. It’s a four-bed, two baths, 2,226 square feet. It has a 953 square foot attached garage with 730 square feet of covered porch. And this again is an average level of finishes.

Costs to Build for Fourth Custom Home

Okay. So example number four, another custom home. This one at $773,958. It’s a four-bedroom, two-bath. 2,939 square feet of living area. It has a 1,144 square foot attached garage and 460 square feet of covered porch. And this is a custom-level finish. So this is going to be a step up from your average. It’s got some nicer finishes in it. This one actually has a butler’s pantry in it, has a couple of dishwashers and it’s got some upgrades over these other ones we just talked about.

Costs to Build for Fifth Custom Home

So now, we will go to our fifth example. This projects priced at $1,831,760 and this is a five-bedroom, three-and-a-half-bath. It’s 4,399 square feet of living area. 1,144 square foot garage with a 714 square foot covered porch area. And this is going to be upscale level finishes. So this one has… It’s going to have a lot of open beam. It has a lot of stone veneer on the outside of the home and custom wood floors, really nice cabinets inside, custom tile work that’s done. So it’s got that upscale level of finishes.

Okay. So those are the five examples. Again, you can see the links of the pictures of all these on our website. And what we want to do here is we want to go back and we want to recap all these seven videos that we’ve covered and go through the steps of what you got to do to add up to get to the total cost to build your home. So first thing is 3% to 5% is going to be spent on the plans and design. Then you’re going to need to add in the permits and fees that we talked about, your site costs, and then you’re going to need to add the actual build costs. So that’s actually what we just went through for those projects. That’s the build costs for those particular projects. That’s the one piece of what we just talked about here. So in the fee, add all those up, the plans and design, the permits and fees, the site costs, and the building costs, that’ll give you the total cost for your custom home building project.
