Concrete Pump Truck for the Foundation Pour

Good morning. It’s Bill Freeman with Freeman’s Construction. We’re here on a job in El Cajon, Blossom Valley area where we’re pouring the foundation for an ADU, additional dwelling unit. This will be a second home on the property. You can see the slab has been completely filled up for the dwelling area, and now they’re in the garage, filling that up. It’s a little bit bigger than your normal two-car garage because they have a laundry area in the garage. You can see the footings in the back here for the patio and covered porch. We’re using a concrete pump which makes it really nice because these lots are a little tight. There’s no way you’d be able to get a concrete truck all the way around so we have a concrete pump, as you can see, that pumps the concrete out. And you can see the amount of manpower it takes to get this laid down, placed and then finish it. Everybody will start spreading out across this foundation as the concrete starts to set up.

Septic System | Blossom Valley ADU

The septic is already in. It’s over here on the other side, you can see the septic lids. I did a video earlier on the two-tank system. The pump tank pumps up to the area up here, where it’s already back-filled now where the leach lines are. But farther up, you can see what we call a surge tank is up there. The fluid gets pumped into that, and then gravity flows out into the leach lines, which is in this area right here.

Why Would You Want to Build an ADU?

A lot of ADUs are going in right now. Some benefits of building an accessory dwelling unit are:

  • It’s a great opportunity to add value to your property.
  • You don’t have to buy another lot. This saves a lot of the site costs obviously, or land cost not having to buy another lot and put a house on.
  • You can rent them out.
  • You may have parents of children that own the main home, which is what the situation is here.
  • Part-time residences to Grandma and Grandpa.

      The living area of a detached ADU can be a maximum of 1200 sq. ft. in San Diego County. You can add a garage in addition to that. The City of Poway allows up to 1500 sq. ft. for a detached ADU and a garage up to 50% of the size of the primary dwellings living area.
