Costs to Build an ADU
This is the very first step when deciding to build an accessory dwelling unit! You will need to determine what finishes you want. Everything from the countertops, flooring, doors, paint, etc. so that you can establish a rough estimate of price/sq.ft to determine the size of the accessory dwelling unit that you can build.
Plans & Design (Soft Costs)
Once you have a budget established it’s time to have your accessory dwelling unit designed and plans drawn. The cost to do this in 4S Ranch is typically 5%-7% of the overall cost to build the ADU. It is important to remember that the costs will vary depending on if you hire an architect or a draftsman. However, if you choose one of our pre-designed ADU plans and specifications packages that could save you $6,500 or more.
Permits & Fees (Soft Costs)
Don’t forget to account for permits & fees as well when determining a budget for your accessory dwelling unit! Fees in 4S Ranch will typically run between $9,000-$12,000 depending on the size of the home, school district, and location. These fees include school fees, traffic impact fees, building plan check fees, park fees, building permit fees, septic layout, septic permit fees, sewer fees & water meter fees.
Average site costs in 4S Ranch are typically between $30,000-$65,000. However, this does depend on the land that you decide to build your accessory dwelling unit on and can very easily exceed these numbers. It is very important to investigate the costs involved to improve the building site prior to purchasing your land.
The site costs will include grading, soils testing, BMP’s (erosion control), landscaping, drilling a water well, water storage tanks, booster pump & pressure tanks for the water storage tank, septic system, electrical service line, propane or natural gas line, city sewer line connection, water meter connection, asphalt or concrete driveway and area drains.
